Whether you are planning to build a tiny house or a mega mansion we can design and plan your dream home. Our portfolio range from homes with a few hundred square feet to just under 40,000 square feet. We offer many levels of services to fit your needs. Our services usually involve creating the design drawings together with the construction and permit drawings. We can also provide material lists and cost breakdowns as well as construction management. Most people only need the design drawings along with the construction and permitting drawings. In the event you do not have a builder we have an extensive list of builders that we have worked closely with through many years of designing and creating plans. We will be happy to provide you some contacts of the builders we feel are the best fit for you and your project.
Our process starts with an initial meeting to discuss your wants and needs as well as your square footage and/or monetary budget. This information will allow us to provide a proposal of fees to produce the design drawings and construction drawings and any additional services you want included. The next step after the meeting is to produce some preliminary floor plan sketches. These sketches will be tweaked and adjusted as needed to produce a layout that flows and functions to fit your specific needs. During this time is when we should look at furniture placement, so it is a good idea to have furniture measurements for any of your family heirloom pieces that will need a specific spot in your new home.
Once the floor plans are drawn to your liking the next step in the process is to produce some exterior views in the style of architecture that fits your taste. We will be able to adjust and tweak these as we did in the floor plan process. During this part we will look at siding and cladding choices for the exterior walls, window grid patterns, and other exterior accents like shutters, columns, brackets and corbels. We can also take a look at exterior colors if needed. As a note we may not be able to get colors exact, but they can be close enough to give you an idea of the finished product.
After the floor plan and exterior views are to your liking and approval, we can move to the construction drawing phase. Here we will take the preliminary design and create the construction and permitting drawings. At this point we will create the foundation drawings and all building sections and details necessary for the project to be built. Framing information and many additional notes will also be added to the drawings. Once this is complete you are ready to have your contractor finalize construction pricing, apply for permits and start construction of your new home.
